What is a measurement or floorplan service?

A home measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they tour the home, they make note of the layout of the rooms and other features, like closets, entryways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total area of the home and the overall layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service needed?

Disputing property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you actually have! Unless a certified appraiser has performed a recent valuation or measurement service on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A measurement service will ensure that you're paid a fair price for your home. Area is one of the biggest elements potential buyers consider when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your property, but possibly even the amount of interested buyers. The only dependable method of using a precise GLA when listing your home or property is to refer to a recent appraisal or measurement service carried out by an appraiser (after any renovation that may have affected square footage).

For agents

To ensure that your client's property closes at a price that properly reflects true market value, we recommend asking for a measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for getting potential buyers interested because they can view the layout and features of the home before and after a tour.
